Avatar Financial Group is pleased to offer mortgage loans to foreign nationals for properties they purchase in the US. We are a direct lender of foreign national mortgage loans, not a broker. As a result, our rates are extremely competitive: 11% + 4pts.

Lending Criteria for Foreign Nationals Mortgage Loans

• Minimum loan size: $500,000

• Minimum property value: $770,000 or more, as determined by the quick-sale value of the property

• Property types: commercial, industrial, residential, hospitality, rehabs, etc. Avatar does not provide loans for “raw land” or “construction projects”

• Maximum loan percentage: Avatar will lend up to 65% of the current value of the real estate. If your property was purchased for $1,000,000, Avatar will lend you up to $650,000 assuming there are no other liens on the property.

• First lien position: Avatar Financial Group does not make “mezzanine”, “second” or “subrogated” loans. Avatar must be in the 1st lien position. However, we may be able to work with other lenders to have them take the 2nd position.

• Use of funds: Avatar does not have restrictions on the use of funds, but your loan must “make sense.” By this, we mean that you must be able to demonstrate an ability to make the payments on the mortgage loan in a timely and consistent manner, and be able to demonstrate your loan request is realistic and financially sound.

• Terms: Avatar funds loans for 1 – 3 yrs, during which time you will be able to arrange for long term financing.
